How NOT To Do A Facebook Ad For Real Estate



Many GooRoo’s and Social Media EX-purts are going to tell you to engage with people on Facebook.

If that doesn’t bring enough leads or real estate related conversations, you might hear them tell you that Facebook is a good place to advertise.

Maybe.

If,

  • you are strategic
  • have the right offer,
  • the right audience
  • the right conversion tactic

Facebook advertising might bring a nice ROI.

Example – I like what Jillian Michaels did with her facebook advertising.

How NOT To Do A Facebook Ad For Realtors


I came across this Facebook ad today.

And I’m willing to bet many people that are rushing into do ads. That don’t have a full understanding of lead conversion online and are making this mistake.

The agent website name is blacked out. Not trying to make any one feel bad or called out here. Just a learning opportunity for us all.

Decent Ad.

I’m not sure I would go with “Great Price Reduction” in the headline.

The view looks pretty amazing. I probably would have played that up a bit more.

“How to enter the conversation that is taking place in the prospects head. What will resonate with them.”

So I clicked on the Ad.

What happened next is the problem.

I landed on this page. (I removed the header, so once again, you can’t tell who the agent is.)

See the problem here?

I click on the ad and where does it take me?

To a slide show about home prices. I wanted to see that home for sale!!!

Do you think the prospect is now going to search around the website and try to find this home?

The expectation of the prospect has not been met. So what happens next? BOUNCE!

They are either going to shut down that window or click the back button.

You just wasted some of your marketing budget.


Match Expectations


Rule #1 of marketing online should be to match expectations.

Rule #2 should probably be exceed expectations.

The expectation was not met for me in this Ad. That led to disappointment.

If you are going to spend your money on any kind of marketing make sure you match expectations.
